Optimization of the Attic Space in an Income Property (IDR) in Aunay-sur-Odon

The attic floor was previously unconverted. The owner of this small building contacted me to incorporate one or more small apartments into the roof space. The investor’s goal is to maximize profitability by fitting as many apartments as possible into the building. He found it challenging to create two apartments in the attic and struggled to envision the viability of the spaces.

We conducted several internal tests, considering various configurations: a large one-bedroom apartment, a small two-bedroom apartment, two studios, and finally, the chosen layout with one studio and one one-bedroom apartment. We proposed multiple layouts for each configuration until we achieved the desired result. Designing apartment plans on a regular floor is straightforward, but working under an attic presents unique challenges: Where to place the shower? What is the viable height limit for living space at 1.80m? Will the spaces be too small?

We successfully optimized these previously unused attic spaces using 3D modeling, which addressed all these questions. With 3D, it’s easy to visualize the end result and ensure everything is planned and verified in advance. The design and color schemes for these two small apartments are also finalized: one is coral-colored, targeting a predominantly female audience, while the other features an industrial style, suited for a more masculine environment.
