Conversion of an attic flat with two bedrooms for the price of one in Caen.

Before becoming a full flat, this attic space was in fact the second floor of a duplex. For reasons of profitability, the buyer wanted to convert it into an independent flat.

The basic brief was to convert a 2-bedroom apartment. This was the logical layout for this floor, which had one bedroom, a large bathroom and a landing room. All that needed to be done was to add a kitchen to the landing room, but this layout was not satisfactory: You had to cross the kitchen and living room to get to the bathroom. We did have our F2, but its layout made it less attractive than other flats of the same size.

With a bit of thought, we finally managed to fit two bedrooms under the attic space. Although the bedrooms don’t measure 9m² according to the Carrez law, they each have a floor area of 12m². The rest takes the form of a living room with an open-plan kitchen and a dressing room leading to the bathroom. With two bedrooms and a ‘garçonnière’ look, our investor client is doubling his return on investment.

It was very difficult to achieve a viable layout with so little headroom. This feat was only possible thanks to 3D modelling. 3D enables us to check the passage widths and the space available for each element (shower, kitchen, office, etc.). It’s the essential tool for any attic conversion.
